Soch rahe ho kitna bada home loan mil sakta hai? Banks ek simple formula use karte hain jiska naam hai FOIR (Fixed Obligations to Income Ratio). Yahan dekhiye har salary level pe kitna loan milta hai, ₹30K se ₹1L monthly income tak, plus eligibility badhane ke tips.

FOIR Formula: Banks Aapki Loan Eligibility Kaise Decide Karte Hain

FOIR = (Total Monthly EMI + Other Fixed Obligations) ÷ Gross Monthly Income

Banks aam taur pe 40-50% FOIR allow karte hain. Isko samjhte hain:

  • Gross Monthly Income: Tax se pehle tumhari poori salary (bonus monthly prorate karke)
  • Total Monthly EMI: Home loan EMI jiske liye apply kar rahe ho
  • Fixed Obligations: Car loan, personal loan, credit card EMI, insurance premiums (jo har mahine dena padta hai)
  • FOIR Limit: 40-50% (bank se bank alag. HDFC = 50%, ICICI = 48%, SBI = 40-45%)

Example:

Tumhari salary = ₹50K/month. Doosri EMIs = ₹8K (car loan ₹5K + personal loan ₹3K).

Max FOIR = 50%. Toh: (Home EMI + ₹8K) / ₹50K ≤ 50%

Home EMI ≤ (₹50K × 50%) - ₹8K = ₹25K - ₹8K = ₹17K

8% interest pe 20 saal ke liye, ₹17K EMI = lagbhag ₹32L loan eligibility.

Home Loan Eligibility Badhane Ke 5 Tarike

1. Pehle Se Chalu Loans Chukao

Har ₹1,000 car/personal loan jo tum chukate ho, ₹1,000 EMI capacity free hoti hai. 50% FOIR pe, ₹5K car loan chukana = ₹10K zyada home EMI eligibility = ₹18L zyada loan.

2. Co-Applicant (Spouse) Add Karo

Agar tumhari spouse ₹40K kamaati hai, toh combined income = ₹90K. FOIR calculation improve hota hai. Bahut si banks combined income ka 50-60% home EMI ke liye allow karti hain.

Example: Tum (₹50K) + Spouse (₹40K) = ₹90K combined. Max home EMI = ₹45K (₹90K ka 50%). Akele tumhe ₹25K EMI = ₹46L loan milta, saath mein ₹83L loan milega!

3. Income Badhao

Promotion/salary hike ka seedha impact padta hai. ₹10K raise = ₹5K extra EMI capacity (50% FOIR pe) = ₹9L extra loan. Isliye ghar khareedne se pehle acchi job lena important hai.

4. Loan Tenure Kam Karo

Sirf 20 saal ke liye ₹17K EMI mat dekho. 18 saal ke liye ₹19K ya 15 saal ke liye ₹21K bhi check karo. Chhoti tenure = zyada EMI lekin bank zyada bada loan amount approve kar sakta hai.

5. Credit Score Sudhaaro

CIBIL score 750+ = banks se 0.25-0.5% kam interest rate. ₹50L loan pe 0.25% kam = ₹10K/saal interest bachta hai. Banks 750+ score waalon ko bade loans bhi approve karte hain. Saare bills time pe bharo, credit card usage kam karo, koi default mat karo.
